TESTIMONAL:
“Gordon, perhaps the biggest takeaway from working with you, outside of our portfolio’s impressive performance, is that you are a great listener. You engaged with us to understand our current position, risk appetite and presented suitable opportunities to match. You were there whenever we had questions and your recommendations for other Trusted Professionals always proved to be outstanding.”
Back in 2016, this hardworking couple had done everything society tells us to do. They owned their home (with only a small mortgage remaining), had stable careers and were contributing to their super. But, like many of us, they were beginning to realise that their super alone wasn’t going to be enough to support their love for travel or allow them to regularly visit their family who are widely dispersed. That’s when they contacted us to guide them through the daunting process of investing in property for the first time.
Given Bruce and Sharyn’s low risk tolerance, it’s extremely important that we take extra time to clearly communicate exactly how each strategy works and exactly how we make our property recommendations.
As this was going to be their first time investing in property, the aim would be to use only a fraction of their total borrowing capacity to ensure they felt comfortable. On top of this, we would look at using the equity from the couple’s home to limit the amount of cash out-of-pocket needed to buy the property so that the couple’s investing wouldn’t impact their day-to-day lives. When considering where to invest, the couple did not impose any geographical limitations, meaning, our strategists could look nationwide at only the best established markets with evidence of strong economic growth and diversity, the right supply and demand relationship and low vacancy rates. Once the initial research was done, we could then present a few different properties for the couple to review along with independent data about each of the options. Then, we would work with them to make the final decision.

Looking back, it’s incredible to see how far Bruce and Sharyn have come. From no investments (outside of super) to owning more than $1.8M worth of income producing real estate, in addition to their home, is phenomenal! But, to make things even better, they did all of this without ever having to use money from their own pockets. For each of the three investment properties the couple bought, they were able to not only use existing equity to cover the deposit and stamp duty but, with our guidance, their portfolio has maintained at least a cashflow neutral status. This has meant their property investing has never taken from their income and instead, has gradually produced more and more income for the couple, all while the properties continue to grow in value.

Ian and Mia Barr, QLD
WORKING WITH US SINCE:
June, 2023
TESTIMONAL:
“I would highly recommend Gordon and his team. Gordon was able to find me an excellent property within weeks of engaging him and the property was tenanted the day I settled on it. Gordon is trustworthy, reliable and an absolute expert in his field!”
Prior to engaging our services, Ian and Mia both knew of real estate’s wealth-building potential, through Ian’s mortgage broker career, but they faced challenges in locating investment-grade properties within their budget and strategy. Despite a dedicated 3-month search, they found no suitable options until consulting with one of our Property Investment Strategists.
With both Ian and Mia in their thirties, their first CPGP property purchase had to be one conducive to setting the foundations for a much larger property portfolio.
The purchase needed to fit their budget and be located in an area with a history of strong capital growth and low vacancy rates. The purchase would need take place during the growth phase of the market cycle so that short-term capital growth was maximised, giving them the equity needed for a subsequent property purchase in 2024. In addition to that, the aim would be to secure a property offering a gross rental yield above 5.5% to ensure strong rental income.

After only a few weeks, we had located the ideal property for Ian and Mia in Townsville, QLD. Not only did the property suit their strategy, but we were able to introduce Ian and Mia to an excellent local property manager who had great tenants ready to move in on settlement day. They were able to use the equity in an existing property to cover the deposit and stamp duty which meant they had no out-of-pocket expenses and even with increasing interest rates, the property is very close to being positively geared. An incredible result.
