Back in 2016, this hardworking couple had done everything society tells us to do. They owned their home (with only a small mortgage remaining), had stable careers and were contributing to their super. But, like many of us, they were beginning to realise that their super alone wasn’t going to be enough to support their love for travel or allow them to regularly visit their family who are widely dispersed. That’s when they contacted us to guide them through the daunting process of investing in property for the first time.

The strategy

Given Bruce and Sharyn’s low risk tolerance, it’s extremely important that we take extra time to clearly communicate exactly how each strategy works and exactly how we make our property recommendations. 

As this was going to be their first time investing in property, the aim would be to use only a fraction of their total borrowing capacity to ensure they felt comfortable. On top of this, we would look at using the equity from the couple’s home to limit the amount of cash out-of-pocket needed to buy the property so that the couple’s investing wouldn’t impact their day-to-day lives. When considering where to invest, the couple did not impose any geographical limitations, meaning, our strategists could look nationwide at only the best established markets with evidence of strong economic growth and diversity, the right supply and demand relationship and low vacancy rates. Once the initial research was done, we could then present a few different properties for the couple to review along with independent data about each of the options. Then, we would work with them to make the final decision.

  • Learn and build confidence with the idea of property investing.
  • Purchase first investment property using a low risk strategy.

Long-term goals:

  • Retire and maintain current lifestyle using the returns generated by property portfolio.

Results

Looking back, it’s incredible to see how far Bruce and Sharyn have come. From no investments (outside of super) to owning more than $1.8M worth of income producing real estate, in addition to their home, is phenomenal! But, to make things even better, they did all of this without ever having to use money from their own pockets. For each of the three investment properties the couple bought, they were able to not only use existing equity to cover the deposit and stamp duty but, with our guidance, their portfolio has maintained at least a cashflow neutral status. This has meant their property investing has never taken from their income and instead, has gradually produced more and more income for the couple, all while the properties continue to grow in value.

Not only did the property suit their strategy, but we were able to introduce Ian and Mia to an excellent local property manager who had great tenants ready to move in on settlement day. They were able to use the equity in an existing property to cover the deposit and stamp duty which meant they had no out-of-pocket expenses and even with increasing interest rates, the property is very close to being positively geared.
